Warrawee charms family

A GRAND entertainer on one of the most exclusive streets in the upper north shore has sold before its first open home.

The Mediterranean-style, five-bedroom house at Warrawee sold in just five days.

Chadwick Real Estate selling agent Lynette Malcolm took a handful of her data base clients through the property on 1174sqm of land at 31 Cherry St.

A young family from Epping negotiated on Friday as they were keen to take it off the market before the first inspection.

Mrs Malcolm said the price could not be disclosed but did say the sale price set a new residential record for the street.

It is rumoured to have sold around its $5 million price guide.

Core Logic data shows the highest price paid for a house in the street was in 2006 for no. 39 with a price of $4.5 million.

Mrs Malcolm said the tightly held Warrawee market is strong and takes 12-18 months for clients to trade up in the area.
