Now depending upon your situation, there are a couple of factors to keep in mind. If you do decide to sell first, then you’re giving your property the full flexibility of an unrestrained campaign, where you do not have to sell by a particular deadline. Additionally, by selling first you are now in an immediate position to negotiate on the next property that you’re looking to buy.
If you do decide to buy first, then you’ve given yourself that assurity that you have found the right home to move to next. One of the only limitations to this, is that dependent upon your situation, you will most likely now need to put your property on the market very quickly. It is for this reason that we would recommend having your property ready to come to market prior to going ahead with a purchase. That way when you do find the right home, you can put your property on the market and it’s looking its best. Unfortunately, we have come across situations before where people have bought and then quickly put the property on the market when it’s not looking its best.
This is where we need to remember that there are three factors which will affect any final sale price: location, marketing strategy, and presentation.
